Our Fees
Price and service transparency – conveyancing (all transactions)
Most solicitors charge a fee proportionate to the property’s value, so the cost of the work depends on the agreed price for the property, together with a number of factors, including the complexity of the title and third-party involvement. Frequently Asked Questions
Residential Conveyancing
What is involved in conveyancing?
The main stages involved in buying a new home are:
- Property search.
- Instruct a solicitor.
- Arrange a survey.
- Pre-contract matters, such as completing a property information form (TA6) and fixtures and fitting form (TA10).
- Searches and enquiries.
- Exchange of contracts.
- Post-completion matters, for example, paying SDLT and registering the transfer of ownership with HM Land Registry.
For more information about what a property purchase involves, read our previous blog by clicking here.
What is a conveyancing chain?
People usually need to sell a property to buy a new one. This leads to several conveyancing transactions that depend on each other and that take place simultaneously, which is known as a ‘chain’.
Being in a chain makes the conveyancing process more complicated. The longer the chain, the more possible it is for something to go wrong.
Specialist legal advice from an experienced residential conveyancer is crucial in a property purchase. At Langley Wellington, our experienced conveyancers in Cheltenham and Gloucester help with property sales and purchases in the local area and across the UK.
We offer competitive rates, with exclusive rates for first-time buyers, and provide a ‘no-move, no-fee’ guarantee for all our conveyancing transactions.
For more information, or to speak to one of our specialist residential conveyancers, please call 01452 5545678 (Gloucester) or 01242 269 998 (Cheltenham) or email lawyers@langleywellington.co.uk.
What is stamp duty?
In England and Northern Ireland, you must pay stamp duty land tax (SDLT) when you buy property or land over a certain price.
The amount you pay depends on the price of the property, whether it will be used for residential purposes, whether you are a first-time buyer, and if you own any other properties.
Buyers must pay stamp duty on properties costing more than £125,000 (£300,000 for first-time buyers).
Find out more on SDLT on the government’s website.
What are searches?
Property searches are a key step in the conveyancing process involved in buying a new home. Searches are the series of enquiries made by your solicitor to various public authorities that give you more information about a property you plan to purchase.
Searches examine the range of planning, legal and environmental conditions about the property.
Conveyancers undertake three main searches for property purchases:
- Local authority search. This is designed to uncover any potential issues relating to roads, rail and building work that might be planned or already underway and might affect your property.
- Environmental search. This surveys historical and current land records to show, for example, information relating to contamination of the land and subsidence risk.
- Water and drainage search. This shows, for example, whether the property is connected to a mains water supply and whether it is connected to a public sewer.
Other searches, such as a neighbourhood search, flood search and mining searches, can also be conducted depending on the nature and location of the property and any specific concerns you may have.
